Home Staging Tips to Sell your Home

Every lived in home is different and unique. We all appreciate and value different aspects of our homes. Home Staging is so effective because it helps buyer visualise themselves living in and enjoying a space. Beyond how it looks a home needs to have the right feeling about it.

Lived in homes can benefit from home staging techniques, as every home is different each project will require a tailored approach. However here are a few pointers on how you can make the most of your lived in home when you plan to sell.


Purpose - ensure each room and space has a visual purpose:

Storage spaces:
Good storage is so important so show buyers where you hang your coats and put your shoes, where you store your ironing board and the children’s toys. No need to start moving everything around, just ensure each area is tidy and self-explanatory. A touch of decluttering may be helpful.

Rooms:
The purpose of most rooms is obvious but those with a dual use could be confusing especially in a photograph. If your dining room doubles up as a home office try to define this simply so it’s easier for viewers to digest.


Show Off Unique and Special Spaces - This is what makes your house special, unique and interesting. Perhaps the shape of the room is unusual or you have some fantastic period features:

As we’ve already mentioned decluttering is good, but we also know that empty homes are hard to sell, so don’t remove the personality from your home. Instead show why it’s such a great … family home / idyllic location / historic building.

When buyers come to view your home they aren’t expecting a new build show home. They will be interested in who lives there and how they use the space. If a house has the right feeling they will like it, even if their situation is different from your own.

In some cases you may need to redecorate area’s of your house. Home Staging doesn’t mean painting your whole house white/cream or grey, you can work with the existing colours by balancing and coordinating them with well chosen accessories.
