This week I listened to my favourite podcast and was excited to see the first topic of discussion was Home Selling Tips. As a home stager in the UK I was so interested to hear how Sophie and Kate would tackle this subject... and they didn't disappoint.
Magnolia Paint
Although siting home staging as a dated American method of depersonalising your home with excessive use of magnolia paint – it was full of useful hints and tips on how to recreate the sense of home and to impart it on to your buyers.
Home Staging is a growing industry in the UK but I feel far removed from its cheesy American origins. Having worked on unoccupied and occupied properties staging is all about creating aspirational interiors that evoke that sense of home to the viewer. We transform empty shells and well lived in homes so the buyer can visualise how they will live in a property.
Moving House
I loved Kate's analogy of how moving home is like...
'standing in the shower wearing a Chanel suit ripping up £50 notes'
and it is true moving home is massively expensive so it's not a decision to take lightly.
When you are looking for your next home wouldn't it be terrible if you missed out on what could be your perfect home because you were unable to see beyond the clutter or the cold empty white shell?
Simple Things and Senses
I agree with Kate and Sophie that a lot can be achieved by having a good tidy up and thorough clean. But beyond that there is so much you can do to demonstrate your homes best bits that don't involve a huge amount of time or financial outlay (or magnolia paint).
Kate referred to a memory of viewing a flat which she then went on to buy. As she stepped through the door to a pleasant attack on her senses – the smell of fresh rosemary, the warm glow of lights as the evening set in and the feeling of a family simply enjoying their environment, she knew it was the home for her. The sense of home is created by more then just a look it's how it makes you feel.
How?
The big question is this … How do we positively convey the feeling and senses of a home in 2020 when a majority of all property searches start virtually?
