Case Study 1: After Home Staging
My clients really embraced the whole process of home staging, they were serious about selling after 2 years on the market. Having already begun to make changes, accepting that buyers were looking for something different.
Painting and Decorating
A majority of the budget was spent on employing a painter and decorator to focus on 3 main areas:
Painting rooms a neutral shade
Painting doors and skirting boards throughout the whole house white (originally dark wood)
The kitchen painting cupboards, wood work, walls and tiles.
The photos speak for themselves, the transformation was amazing. The clients said it felt like a different house, they were right it did!
Accessories were used to create a welcoming and homely feel…
Added blinds to bare windows.
Changed door handles
In the bathrooms we changed taps, flush handles and all accessories to silver modern fixings (originally gold)
Used fresh flowers and greenery
Changed artwork for larger pieces with more impact
Furniture
We were able to make the most of the current furniture by moving it around. Some things had to be purchased but to keep costs down these were sourced from charity shops. For further advice on buying second hand funiture read this blog post.
Some investments were made on items that would be used in the next property. The biggest furniture investment was a new single bed, used to demonstrate a more workable layout in bedroom four.
De cluttering
The difference is particularly noticeable in the office. The layout of the house was designed with working from home in mind – the office now feels like the perfect space for the job.
Bedroom 2 felt like a typical spare room, it lacked purpose and felt a bit unloved. By rearranging the furniture and de cluttering it's potential is now visible and it feels much more welcoming.
